Wanted to know if anyone's had any luck contacting homesellers directly and skipping the agents? 

The problem out in my area is there was a big boom.  Everyone and their mom became real estate agents attempting to get rich quick.  To be expected things have slowed down.  Not there's all these agents out their that don't want to spend any of their own money to sell their clients house.  They are used to everything just coming their was so things will sit and sit and sit until eventually someone buys.

I have an idea to contact the home seller direct and by pass the agent since I do not need them to post the tour to the sellers Reatlor.com listing.  Any successes?  How'd you go about it?

Hmm really got me there.  Don't do realestate.

You said "was a big boom" didn't say which direction.. buying or reselling Las Vagas homes?

I have read others say very time consuming: Cold calling, Sale by owner notices in the local newspapers. With gas prices, driving the streets looking for FSBO yard signs.  medium handbill delivery direct to home owners.  Maybe expect 1 in 100 to reply, also a guess.

Alternative:

Be adventerous, start a local "no competition" Vtour machine of  VT photographers and supporting activities, pool your collective resources.  No fee to join.  Some folks are better at marketing, others  stitching, webpage building and others are photographers.  Each group take their share of the action.  Marketing might consider contacting local Advertising Agencies and local Professional Photographers.  Money earned stays in Las Vagas.

Even though we are based in Fort Worth,  up to now at least 3 Dallas marketing and advertising agencies have contacted me for supporting Virtual Tours to go along with their marketing efforts.  Course I am retired so I am not really needing to work.  But they ask anyway.

If you think that the agents are too cheap to buy tours, you will have even less luck with home sellers from my experience. I saturated the homes for sale in our area with door hangers on all listings over a certain price... I did this a couple of time and wasted a lot of money on gas and printing costs... I didn't even get one call...

If you are going to make a business out of real estate tours, going behind the agents backs will not work... You need repeat business and home sellers will not provide you with that. Find out what is important to these agents and show them how good online marketing will help them achieve whatever it is that they want. Visit offices frequently with flyers - Don't waste your money on print advertising like the newspaper or home magazines... Surprisingly, agents never even read those.

I have seen the same thing with people getting in to real estate to get rich while the market was good - Now only the good innovative agents will survive - Target top producers and don't waste time on the little guys. Visit offices with flyers and business cards about 2 times a month - Many agents will want to see if you 'stand the test of time'
